A bar-graph schedule is prepared and given to bidders at the time the plans are distributed for bids. We stress schedule during the bid and the subcontract award phases so subs know we are serious about schedule. Milestones provide intermediate deadlines that are monitored weekly by management to provide support to any projects in danger of falling behind.
A three week schedule is prepared each week and distributed to the Owner and all affected subcontractors. Tasks are shown with start and completion dates identified. Consistently looking three weeks ahead helps avoid problems with subs & suppliers. This is our key tool for expediting and coordinating construction.
A log identifying all contracts and approvals needed for the project is prepared at the start of the project to identify when contracts need to be awarded in order to keep construction on schedule. The also log identifies the deadline dates for submittal and approval of materials, fixtures, etc. to keep Owners appraised of what decisions they need to make to stay on schedule.
Effective communication is critical to the success of any construction project. We insure that meetings are scheduled at the appropriate frequency and provide agendas and minutes for the meetings to make the time worthwhile.
