- Initiate Permit Process.
- Solicit preliminary pricing and value engineering ideas from sub-contractors to affirm estimate and assist with systems and materials selections.
- Identify problems and potential problems and assist with resolutions.
- Coordinate (or assist with) design professionals:
- Architectural, Civil, Soils, Structural, Mechanical, Electrical.
- Establish Guaranteed Maximum Price.
- Solicit firm pricing based on final working drawings.
- Review bids with Owner.
- Prepare construction contract.
Design-Build Agreement Options:

Construction Process:
- Preconstruction Conference: Establish expectations of all parties involved
- Schedule: Set intermediate milestones and get commitment of subs
- Owner Selections and Approvals: identify Owner responsibilities & deadlines
- Subcontractor Coordination Schedule: Keep subs informed 3 weeks ahead
- Owner/Architect Meetings (frequency varies, weekly tapering off to monthly).
